For many buyers, that tradeoff is worth exploring. If you want more variety in home style, lot size, and neighborhood setup, Lithia can offer more options than areas closer to MacDill. The key is going in with realistic expectations about drive time and daily traffic patterns.
If your top priority is the shortest possible drive to MacDill, Lithia will usually not be your first choice. Areas closer to South Tampa tend to have the edge on commute length. Lithia makes more sense when your household places a higher value on space, planned communities, or acreage living.
Commute experience from Lithia is also traffic-sensitive. Hillsborough County project sheets show ongoing or planned work along Lithia Pinecrest and nearby intersections, including widening, roundabouts, sidewalks, and access-management changes. In practical terms, that means you should check travel times based on the exact hours you expect to leave for work and return home.
If you like having a backup plan beyond driving, the Lithia side of the market does have limited express transit options into South Tampa. Current HART limited express routes include 24LX for FishHawk and South Tampa and 360LX for Brandon and South Tampa.
That said, these routes do not currently end at MacDill itself. A commuter heading to base would still need a final leg by car or another connection after reaching South Tampa. For most MacDill households considering Lithia, driving remains the main day-to-day plan.
For PCS buyers, Lithia housing conversations often fall into three simple buckets. Each one gives you a different version of suburban or rural living.
FishHawk Ranch is now a closed-out community. Its official community information states that after 20 years of development, it is now a single-family resale market rather than an active new-construction community.
For you, that often means a more established setting and a more mature housing inventory. If you prefer an area where the community is already built out, this can be a useful starting point in Lithia.
FishHawk Ranch West is one of the biggest planned communities tied to the Lithia conversation. It spans 700 acres, includes more than 1,200 homes across seven neighborhoods, and sits about 15 miles east of Tampa.
This is the large master-planned suburban option. Community materials also point to a mix of housing categories, including Paired Villas along with neighborhoods such as Sagewood, Westlake, and Sandpiper Crest. That mix is helpful if you want to compare more traditional detached homes with options that may feel more maintenance-light.
FishHawk Ranch West also includes shared amenities such as pools, a gym, and the Lake House. If your household wants a planned community setting rather than acreage, this is likely one of the clearest fits in Lithia.
Lithia Ranch sits on the more rural end of the market. The community includes 48 agricultural properties of five acres or more and is oriented toward horse or livestock ownership.
This is not the typical suburban subdivision profile. If your PCS move includes a strong desire for land, a quieter rural setup, or equestrian use, Lithia Ranch stands apart from the more master-planned FishHawk side of the market.
Lithia is not just one neighborhood type. County plat records show a mix that includes Fishhawk Ranch Townhomes phases along with multiple FishHawk Ranch and FishHawk Ranch West phases.
That matters because your choices are not limited to one housing style. In Lithia, you may find single-family homes in established master-planned sections, attached-home options, and smaller pocket-subdivision inventory depending on your needs and budget.
The easiest way to compare Lithia is to place it beside two other location groups: South Tampa on one side and the Brandon, Riverview, and Bloomingdale ring in the middle.
Neighborhoods closer to MacDill generally win on drive time. The City of Tampa describes Ballast Point as just north of MacDill, Davis Islands as a mix of residential and retail uses with waterfront views, and Palma Ceia Pines as including both single-family and multi-family households.
Taken together, those areas point to a more urban and established housing pattern than what you will usually see in Lithia. If your daily commute is your number one concern, South Tampa will often stay high on your list.
Brandon, Riverview, and Bloomingdale function more like a middle ground between Lithia and South Tampa. Current HART limited express service also reflects that east-county connection, with South Tampa routes serving Brandon and FishHawk-area park-and-ride locations.
For some buyers, this middle ring can balance commute burden and suburban housing choices more evenly. If Lithia feels a bit too far but South Tampa does not match your space goals, this comparison group is worth discussing.

Lithia may be less ideal if your top priority is being as close to MacDill as possible. In that case, the shorter-drive areas closer to South Tampa often deserve the first look.

This is the biggest question. Lithia usually offers the stronger case for space, while closer-in neighborhoods usually offer the stronger case for commute.

HART’s limited express routes can provide an option into South Tampa from the FishHawk and Brandon side, but they do not currently run directly to MacDill. If that matters to you, it should be part of the decision early.
Because roadway conditions and intersection projects can affect daily travel, map the trip during the hours you actually expect to commute. That real-world test is more useful than a general estimate.
