Brandon Boulevard Is Having Two Different Summers

If you drove past 1426 W. Brandon Blvd this spring, you watched an orange and white paint job go up over what used to be the Aussie Grill. If you've driven past Town Center Boulevard more recently, you've seen a different kind of construction: a single building being carved into three separate businesses, one of which won't even offer a place to sit down.

These two projects sit less than two miles apart on the same road, and they are not chasing the same customer. Once you see why, the rest of what's opening on the boulevard this year starts to make a lot more sense, and it changes how you might plan your own week around it.

The 59,000-cars-a-day bet

Whataburger opened its new Brandon location on April 30, 2026, the tail end of a run that started with a groundbreaking in Largo the previous November and a stop in Lutz along the way. Patch reported that doors opened at 11 a.m., with the first 80 guests in line and the first 20 cars through the drive-thru getting a swag bag for their trouble.

The location was not chosen at random. A leasing brochure for the property, cited by Hoodline, pegs average daily traffic on that stretch of W. Brandon Blvd at roughly 59,000 vehicles. That's the number a national chain studies before it signs a lease. It has nothing to do with how the Patty Melt tastes and everything to do with how many cars pass the driveway before noon.

There's a second layer to the story that has nothing to do with spreadsheets. A local Instagram account, Real Brandon LLC, framed the choice of the old Aussie Grill building as deliberate, writing that "and as a homage, you can see where the old Whataburger building was in Brandon back in the day," a line WhatNow reported as tying the new drive-thru back to the chain's original run in Tampa Bay before it left the market roughly two decades ago.

Whataburger isn't alone on this end of the boulevard. Chick-fil-A opened its own drive-thru-focused location at 101 S. Hilltop Road on May 1, 2025, a project the company said would create about 100 jobs under local owner-operator Jeff Jones, his second restaurant in the community. Two national chains, a year apart, choosing the same half-mile for the same reason: more cars pass by there than almost anywhere else in Brandon.

What's growing near the mall instead

Head the other direction, toward Brandon Town Center, and the math changes completely.

Outside BBQ, an established name already running locations in Tampa, St. Pete Beach, and Tarpon Springs, told Business Debut it's targeting an October 1 opening at 2016 Town Center Blvd. Owner Jevonta "Tay" Godwin described the address as part of a building being split into three sections: one for Outside BBQ's takeout counter, one for an event center, and one for a separate full-service restaurant. That's not a drive-thru bet. It's a bet that people will park once and use the block for more than one thing on the same visit, whether that's grabbing a rack of ribs, attending something at the event space next door, or sitting down at the restaurant beside it.

The same logic already shows up in what's opened nearby. Two Fold Coffee & Kitchen has become the answer, for a lot of Brandon regulars, to where you get a real pour-over instead of a drive-thru cup, and it's built with both indoor and outdoor seating meant for staying a while, not passing through. Tibby's New Orleans Kitchen runs a recurring Sunday program called Brunch on Bourbon, and this month's edition, on August 2, brought live music from Jay Singleton starting at 11 a.m., according to the event listing. That same day, Mindfull RooTs Wellness Boutique held its grand opening a few doors down at 2020 W. Brandon Blvd, another business that depends on people wandering in rather than idling at a menu board.

None of these are trying to beat a burger chain's traffic count. They're trying to become a reason someone plans an hour around them.

New openings don't land on an empty street. The Town Center side already had Bahama Breeze at 805 Brandon Town Center Drive as an established sit-down option long before Outside BBQ signed its lease. Down on Lumsden Road, Metro Diner opened its 110-seat location at 1901 W. Lumsden Road in Brandon Center South, and by its own announcement, it was the seventh Metro Diner in the Tampa market, run by managing partner Forrest Ferpes. These are the anchors that made the newer, smaller bets look reasonable to the people signing leases behind them.

Not every name on this side has confirmed its arrival. Better Blend, a smoothie concept operated by franchisees Mike and Hillary Faustini, told Business Debut back in March it was aiming for an early summer opening at 955 East Brandon Blvd, with founder Isaac Hamlin also planning two mobile Blendmobiles for events around Tampa. One date that outlasts any grand opening

Grand openings come and go, but the boulevard also runs on a calendar that doesn't depend on any single tenant. The Brandon '86 Rotary Club will hold its Seafood Festival on November 7, 2026, at Rotary's Camp Florida, the kind of standing date that has nothing to do with which restaurant is trending this quarter and everything to do with an organization that's been running the same event for its community for decades. It's a useful reminder that not everything worth knowing about this corridor showed up in a press release this year.

That's the real difference between the two ends of Brandon Boulevard right now. One end is betting on how many cars pass by. The other is betting on whether you'll come back. Both bets can pay off, but they're answering different questions, and now you know which is which the next time you're deciding whether to swing through a drive-thru or park the car and stay a while.
